Data freshness and effective dates
Quoin reports when a fact applies and when its source release was retrieved. The live official portal can be newer than a frozen release, so those dates must not be collapsed into one freshness claim.

The current production assessment sequence is tax year 2025 prior, 2026 current, and 2027 proposed. Proposed values are not final, and assessed values are not appraisals.
Frozen releases make facts reproducible
Regulatory records are served only from approved source-release pointers. Release and retrieval metadata identify the evidence used even when an agency portal later changes.
Interpret absence carefully
- No linked record means none was loaded for that frozen release.
- It does not prove that no public record exists.
- Record-specific effective dates are more precise than one site-wide freshness promise.
