Where does property data come from?
Property data starts with public agencies that assess property, collect taxes, record sales, and administer permits or licenses. Quoin links Washington, DC records to property tax accounts and keeps the source route with each returned fact.

A property data product does not create the underlying assessment, tax, sale, permit, or license. A public office publishes or administers each record for its own purpose. The fields, dates, identifiers, and limits reflect that purpose.
Washington, DC uses several systems. Real Property Tax Administration records support property tax accounts and assessments. DC Open Data publishes the Tax System Property Sales CAMA dataset. Permit, license, energy, and enforcement records come from the agencies that administer those programs.
What changes after publication
Useful property research requires records from different systems to be normalized and linked. The difficult part is preserving meaning while standardizing dates, identifiers, and field names. A source value should not be silently rewritten because it looks unusual.
Quoin freezes each accepted source release. It retains source record identifiers and release dates, then links records to DC property tax accounts. Exact and contextual links remain separate so a building record is not restated as a parcel fact.
How the evidence stays attached
Each sourced fact can carry an opaque source reference. Quoin expands the reference into a human verification route with the official portal, exact lookup inputs, covered fields, and short steps. The public portal may be newer than the frozen release, so the release date remains part of the answer.
For a DC assessor sale, the verification route can name the official CAMA dataset, the SSL, the address, and the source record ID. For a tax fact, it can point to the public Real Property Search with the account identifier and address.
What a source link does not prove
A citation proves where a reported value came from. It does not turn an assessor sale history into a chain of title, a permit into proof of completed work, or a business license into proof of ownership or occupancy.
Quoin provides records for research. Legal, zoning, appraisal, survey, and physical due diligence still require the appropriate official documents and qualified review.
Does county-direct mean every fact applies to one parcel?
No. Quoin labels exact property links separately from shared-building, multi-parcel, and proximity context.
Can a live portal differ from a Quoin response?
Yes. Quoin responses are tied to a frozen source release, while the live public portal may have newer records.
