Create a consistent proposal structure

Bring the proposed area, start date, term, rental schedule, incentives, and expense assumptions together. Separate confirmed proposal terms from analyst inputs. Keep the origin of each term accessible when a counterproposal changes the analysis.

Compare the cash-flow shape

Review upfront costs, recurring payments, rent-free periods, and escalation timing across alternatives. Make the analysis horizon and any discount assumptions explicit. Differences in timing should remain visible rather than being hidden inside one summary figure.

Preserve the reason for the recommendation

Show why a preferred option fits the operational brief as well as the financial analysis. Document sensitivities and unresolved terms, including delivery, expansion, renewal, and restoration questions. A decision brief should survive changes to the proposal.

Yes, but the common horizon, remaining obligations, and assumptions beyond an initial term need to be stated. A shorter period can otherwise appear artificially attractive.

Does the analysis replace contract review?+

No. A financial comparison cannot establish the meaning or enforceability of lease language. The final proposal and agreement require the appropriate review.
