Qualify the mandate
Review the stated investment strategy, target property types, geographies, and available fund information. Distinguish the sponsor’s wider business from the mandate of a specific vehicle. A firm with broad exposure may still have a narrowly defined pool of capital.
Compare stated strategy with observed activity
Connect acquisitions, dispositions, and holdings to the appropriate organization or fund when supported. Look at transaction size and asset characteristics alongside the published mandate. Observed activity provides useful context without proving an undisclosed future intention.
Build a relevant capital conversation
Prepare a counterparty shortlist with a clear explanation of strategic fit and the evidence behind it. Note information that is historical, estimated, or unavailable. Avoid presenting an inferred capital balance as an investor’s current capacity to transact.
Separate ownership evidence from capital inference
Property transfers can establish recorded counterparties but may not reveal fund commitments, investor allocations, or current ownership economics. Preserve the origin of each capital observation. A synthesis should identify when it is discussing a verified transfer, a supplied fund disclosure, or a hypothesis about investment activity.
